Ownership of real estate by foreigners in Thailand: Requesting ownership of a condominium unit

       Under the Condominium Act 1979, which concerns freehold ownership, foreigners are permitted to own 49% of the total number of units in a building registered as a condominium. The buyer must request  a letter confirming the foreign proportion from the condominium juristic person, which must be submitted to the Department of Lands for transfer of ownership. The procedure for requesting ownership of a condominium unit is as follows:  

Step 1
After obtaining the necessary evidence documents, contact a public relations officer  to check the documents and receive a queue card, in order of first-come-first-served.

Step 2
Submit a request/ investigation/ make a request and contract or memorandum/payment.

Step 3
The registered land officer gives the condominium title deed and the contract to the applicant.
