Once you know in what cases foreigners can own land in Thailand, it is also important to prepare the required documents for registration.
Evidence for foreigners who are transferees consists of the following documents:
1. Evidence relating to foreigners consists of foreigner identification issued by the local police station where they live; passport showing nationality; certification letter from the consular officer or embassy of the person’s country; nationality certificate issued by the Ministry of Foreign Affairs temporarily; a copy of the applicant's house registration, including all those whose names are in the said house registration; marriage certificate in case of inheritance as spouse of the owner of the inheritance; marriage certificate between the parents of the inheritor; marriage certificate between the parents of the inheritor, in case of requesting inheritance as the father of the inheritor; evidence of registration of adoption in case the applicant is an adopted child of the deceased.
2. Evidence of the source of money to be invested consists of evidence of importing foreign currency, evidence of withdrawal from a foreign currency deposit account, or evidence of withdrawal from a non-resident Thai baht account for investment (not less than 40 million baht).
3. Investment evidence includes investment certificate from the bond seller; investment certificate from a securities company; evidence of investment in the stock capital of a juristic person receiving investment promotion under the law; evidence of investing in businesses announced by the Board as businesses that are allowed to apply for investment promotion, according to the law (evidence of any item or a total of not less than 40 million baht).
4. Certificate from the Provincial Public Works and Town and Country Planning Office stating that the land to be acquired is within the area specified as a residential area according to the law on town planning.
5. Letter of confirmation from the Ministry of Defense or relevant agency confirming that the land is outside the safe zone in military service.
6. A brief map showing the location of the land the applicant is requesting permission to buy.
7. A copy of the existing land title deed (if any).
