Foreign ownership of land in Thailand: Ownership procedures

      There is a process for foreigners to obtain land ownership in Thailand. If you have prepared all the registration documents, according to the criteria set by the Department of Lands, you may contact the Department of Lands by taking the following steps: 

1. Contact a public relations officer to check the preliminary documents and evidence and receive a queue card. 

2. Submit a request to investigate; make a request to acquire land to obtain land inheritance as a statutory heir or to use as a residence and record the words of the parties regarding permission to acquire land, as required by law and regulations. Pay the request fee and the announcement fee. Inform the applicant The Land Office will inform the applicant about the procedure for obtaining permission and returning the land title deed.  In the event that a legal announcement is required, the procedure and duration are increased; that is, the announcement will be made and the announcement will be scheduled for 40 days if there is no objection to continue. 

3. Ask permission from the Minister of Interior.  The Land Office seeks permission from the Minister of Interior within the specified period. When the permission is granted, the Land Office notifies the applicant in writing and arranges a date for registration. 

4. On the date of registration, contracts will be made, payments will be made, and land officials will register and distribute land titles and contracts to the applicant.
