Transit Oriented Development (TOD) 

           The Transit Oriented Development (TOD) project is based on the idea that the government should research urban areas or communities along the railway network across the nation in order to develop the city and allocate surrounding land to benefit along with the development of the communications structure under the project “Study on urban development with transportation infrastructure”. 

          Chonburi Province was chosen as one of the TOD model cities as a city with a regional economic and tourism hub that is situated in the Eastern Economic Corridor (EEC) between high-speed train stations and is expected to evolve into an area known as “Pattaya’s new growth center”.

            For dividing development areas according to TOD guidelines, divided into 6 zones, namely

            Zone 1 MICE City develops an integrated commercial area to support commercial centres and tourism services in areas near stations such as shopping centres, hotels, convention centres for tourists and business travellers.

           Zone 2 Livable City, a residential development area such as apartments for rent, condominiums, housing estates with recreational forms to increase the potential of living.

           Zone 3 Creativety Economy, commercial district development area in the form of office buildings to promote and support economic activities, trade, investment, and integrated services.    

           Zone 4 Active District, a mixed-use commercial development area consisting of shopping centres, retail centres, and new service businesses.

          Zone 5 Park Society adds green space and recreation area to accommodate tourists who come to the workshop (workshop) or people in the community to do activities together.

          Zone 6 Society District, an area that supports activities, including new service businesses such as medical centres and public health services and learning and education centre.

          The guidelines for the development of the TOD Model City Project are stipulated in four phases from 2021-2037, while Phra Nakhon Si Ayutthaya and Khon Kaen were selected as pilot provinces of the TOD Model City Development Project as well.
