Procedure for independently determining the land appraisal price

      The Treasury Department has created a service system that allows people to check land appraisal prices on their own via an online system in two channels. 

Land appraisals can be done in three ways:

1. For inquiries on land appraisal prices, call +66 2270 0360 ext. 63 and the Treasury Department Call Center, tel. +66 2059 4999;

2. TRD Property Application;

3. Treasury Department website, https://assessprice.treasury.go.th can be checked as follows:

1. Check from the title deed number: Go to the title deed number menu and enter the title deed number, followed by the province in which the land is located;

2. Check from the land number: Enter the land number, cadastre, and province where it is located, then wait for the results to show the detailed search results;

3. Check land price Nor.Sor.3 Kor.: Go to the Nor.Sor.3 Kor. menu, enter the Nor.Sor.3 Kor. number and the province where the land is located, then wait for the results to be displayed;

4. Check building appraisal prices: Go to the building menu, specify the “province” that you want to check and press “Search.” The system will display appraisal price information for all buildings, including houses, row houses, warehouses, buildings, and various types of commercial space. You can view each page individually or click to display in the form of a report.

      Effective until 31 December 2023, the government will reduce real estate transfer registration fees from 2% to 1% and mortgage fees from 1% to 0.01% for the purchase of single-detached houses, twin houses, row houses, commercial buildings, and condominiums at affordable prices exceeding 3,000,000 baht.
