The interest of foreigners in land ownership in Thailand has tended to increase year by year. Everyone has to meet the conditions set by the Department of Lands, Ministry of Interior; for example, they may own no more than 1 rai, must invest at least 40 million baht, and are allowed to own land for residential purposes only.
Foreigners who meet the conditions and who prepare all the documents for ownership of land may submit the documents to the Department of Lands, which will require some time to finish the process.
The Land Department states that the period for granting permission depends on whether the land is located in Bangkok or other provinces and the Land Office where the land is located. In cases in which the legal announcement is not required, it takes about 28 days, and if an announcement is required by law, it takes 68 days.
